Summary of Services:

  • Marketing the property to the open market to maximize exposure. Regularly used ad services include listing the property in our regional MLS which feeds to 100s of other sites. Other advertising sites include, but are not limited to:
    AHRN.com – military relocation site provided by the housing offices of all service branches.
    Homes.com, Homesnap.com, Apartmentlist.com, ApartmentGuide.com, Realtor.com as well as many other real estate sites that receive the feed through our MLS.

  • Showing the property to prospective tenants. Cooperating with other companies to show the property and offering a referral fee for finding the new tenant.
  • Reviewing Applications including verifying Income, Credit Checks, Criminal Background Checks , National Eviction Check and rental  references.
  • Preparing, reviewing and signing leases.
  • Pre-move in Inspection Report documenting the condition of the property in detail including extensive photos that are available online for review in your Landlord Portal.
  • Move-out Inspection Report along with applicable photos available online in your Landlord Portal.
  • Collecting Rent Payments and disbursing funds. Direct Deposit into Owners chosen account and online tenant payments available.
  • Direct online access to view your rental transactions, repairs invoice and maintenance requests at your own convenience.
  • Keeping detailed account records and providing a 1099 to Landlords along with an expense list each January for Owner’s tax purposes.
  • Handling of any documentation or certified mailings required by law to tenants.
  • Eviction procedures if necessary, including but not limited to JP Court filing and representation, sheriffs eviction, lock changing, etc.
  • Coordinating with contractors for any cleanup between leases.
  • Coordinating with contractors for repairs as necessary during tenancy.
  • Walk through inspections of the property every 6 months during tenancy.
